Belmont Equity Partners, in a joint venture with First Plazas, developed a brownfield site in downtown Guelph that had been dormant for more than 20 years due to the property’s complex nature.

Belmont Equity Partners constructed a 38,000 sq. ft. urban retail centre comprising 4 buildings on a brownfield site in downtown Guelph, securing long-term leases with the LCBO, the grocery anchor Goodness Me!, and Starbucks.

Belmont Equity Partners overcame the environmental constraints which had left the site dormant for more than 20 years and was one of the first participants in Guelph’s Brownfield and Community Improvement Plan initiatives.

This project required Belmont Equity Partners’ expertise and deal-making creativity to successfully balance the urban design objectives and offsite requirements of the municipality, as well as environmental constraints, while delivering on the stringent design and functional requirements of the tenants upon completion of construction and lease-up. Belmont Equity Partners successfully bought out First Plazas.
